Our 6 step process is simple:
STEP 01:
Gutter Cleaning Safety
Making sure all ladders are secured with stand offs in place. Using the “Stand Offs” allows the ladder to access the roofline without leaning the ladder on the gutter itself ensuring there are no dings or dents to the gutters. This is a much more stable approach to a roofline. All fall gear (if required) is also secured and triple checked by our team.
STEP 02:
Before Pictures
Our team take various pictures of the gutters before work commences. All of our Manteca Property Services are equipped with Smart Phones, allowing instant easy communication between the team on the road and the office staff. The pictures are emailed to the office and saved in the client’s file.
STEP 03:
Clearing the Roof
Our team remove the debris, branches, needles etc from all of the roof areas above the gutter line using a mulcher and/or by hand. Keeping the roof clear of debris is an extremely important step in gutter cleaning. We don’t want to clear out all of the gutters and leave a bunch of leaves, needles and debris on the roof. Otherwise, with the next rain or wind storm there’s only one place for the debris to go. That’s back into the gutters!
STEP 4:
Manteca Property Services Gutter Vacuuming
All of the interior of the gutters are vacuumed clean of debris. Vacuuming the gutters clean is, hands down, the most efficient way to ensure they are 100% clean. This allows the removal of any sand, grit and even pine needles, which are nearly impossible to get out by hand only. Our Gutter Cleaning motto is simple, “Gutters so clean, you could eat soup out of them!”
STEP 05:
Water Testing
After the gutter cleaning has been completed, all downspouts need to be tested to make sure nothing is clogged or filling up the gutter elbow joints. A hose is run from our Manteca Property Services Truck with a low pressure water flow set in place. The water is run from the gutter itself, which is inspected for any clogs or leaks. If there are any downspout leaks or clogging, the downspout is removed, cleared out, reinstalled and retested.
STEP 06:
After Pictures
Once all of the gutters have been cleaned and the downspouts have been tested to ensure the free flow of water, our team take some more pictures, so our clients can see that the job has been done correctly. This is such a great tool of communication for our Strata clients and Property Managers. It allows a quick look at the work that has been performed by the Manteca Property Services, giving everyone involved peace of mind knowing the project was completed. It also allows the homeowner to take a quick look at the before and after pictures without having to get up a ladder to make sure the job was done right.
Gutter maintenance is crucial and should be performed annually. Taking into consideration the environment surrounding your home, strata, or business, our clients typically opt for either a bi-annual cleaning in the Spring and Fall or a quarterly cleaning every 3 months. Regardless of the frequency, it is essential to ensure that the building envelope remains free from continuous water flow, as this is vital for maintaining its appearance and preventing structural damage and decay.
